You will need to get the following documents and do the following checks for purchasing a gramtana site:</p>
<p>
(a) You will need to check whether the seller owns the property that he wants to sell to you. How did he acquire it? If it was through another sale deed or inheritance, then please get the documents concerned.&nbsp;</p>
<p>
(b) You must obtain the extract of the Khata maintained by the Gram Panchayat concerned.</p>
<p>
(c) Normally, if a site is already part of the Gramtana, then it has been converted for non-agricultural use. If it is in the old and established part of the village, then there is no need to have a copy of the conversion of land from agricultural to non-agricultural use. However, if it is an extension site, then its better to obtain this also.</p>
<p>
With the above documents, you can draft a sale deed and have the sale registered. Please do not pay a bribe. The registration department has issued a citizens charter under which they commit to complete the registration within 2 hours 20 minutes. Please carry the citizens charter with you and insist that they do not take a bribe from you.</p>
<p>
After registration, you can apply for a Khata in the Gram Panchayat itself, in case it is not part of the BBMP. If the Gram Panchayat has already been absorbed into the BBMP, you can make an application to the BBMP for change of Khata. It is the BBMP&#39;s duty to take over the property registers of the Gram Panchayats that it absorbs, in order to ensure smooth transition from one local body to another.
