Rampant/regular corruption at all Sub-Registrars' Offices

I have gone through the registration process a number of times in Mumbai, and have managed to resist the constant pressure to have the process 'managed' - by doing it myself.

I make sure that all brokers, 'agents' (touts) and lawyers are kept out of the process, because they are the ones who have a tacit 'understanding' with the Sub-Registrar and his staff. They feed this rotten system and are responsible for the pathetic state of affairs.

Have someone fill-in the form for you in the local language, and if that person is an 'agent' (tout) recommended by your broker, let his role end there. Keep all your papers/photos etc ready. Do not give him the responsibility of the registration, because he will bribe on your behalf and recover the money from you as 'expenses'.

Ask for a token number for your registration (either in person or on the phone/internet)and go on time for your registration with all papers in order - this way they cannot delay your registration for long. They have to start the process at your appointed time.
