I am buying land in bangalore (gramathana). What are the formalities to complete so that land will be in my name. thanks **********.

A gramathana is the area of a village, which is reserved for the habitation to be built upon, or expanded. In other words, it is the area of the village that is not agricultural land. Since many villages are expanding, lands may be getting added to the Gramathana. This can be done by agricultural land being converted to non agricultural land, and a Khata being assigned to such land by the Village Panchayat. I would advise you to take the following steps: <br>(a) Check whether the land is actually within the Gramathana. The seller should show you the copy of the Khata. If the land has been converted from agricultural to not agricultural purpose, please ask for and obtain the order of conversion. <br>(b) Of course, you must always check whether the person who sells you the property actually owns it. How did he or she get it? Please make enquiries and obtain all the documents in this direction. <br>(c) Once you have checked all the documents, you can buy the property and register it at the office of the sub-registrar concerned. There is not need to pay any bribe. Please pay all the money through cheque and pay the stamp duty in accordance with the guidance value or the actual sale value, whichever is greater. <br>(d) Once the registration is over, you can apply to the Village Panchayat for the transfer of the Khata of the property to your name enclosing all the documents, including the registered sale deed. Again, do not pay a bribe. <br>
