I bought a small (900 sft) plot of land in Shantinagar adjoining my parents' residence from my cousin. To register this sale and transfer the khata to my name, I had to pay 50,000 under threat of the officer remitting my file to "under-valuation" which you know takes forever to resolve. FYI, I paid 4,500 per sft which is fair mkt value and although the plot is inaccessible by a separate road, is precious to me as it is adjacent to my parents' house. So, I paid.
