Is it mandatory to have a patta transfered, even if we have been enjoying the rights of a land which we bought through a registered sale deed?

Yes it is mandatory to get your patta transferred. The Patta, or the Khata, is an important revenue record, which provides evidence as to the ownership and possession of the land. In the absence of a single document that provides conclusive proof of title, it is better to have the Patta also in your name. Moreover, in case you decide to sell the land, the Patta will be an important document to show that you are in possession of the property in question.</p>
