While Registering a document with the Sub-Registrar Office, every office in-charge, thinks that He should get some extra income for registry of documents. For that purpose he told you that I make a adjustment for you, you pay less stamp duty and for that you have to pay bribe.
In fact there is no such procedure to evade stamp duty. if some one tried to do that the computer do not accept or even operator manages to do that, there is procedure to collect stamp duty less paid.
In a sale purchase transaction of a Flat/ Apartment, officer told that you have to pay 5% stamp duty on valuation or consideration which ever is higher and 1% of that Registration fees. but I can manage this you have to pay less amount of stamp duty than 5% and there is 15000 to 30000 less expenses to you, for that you have to pay bribe.
But actually this is not a case. there is slab rate for the apartment/ residential unit, where deed of declaration is registered already by the builder, and that apartment is registered under Apartment ownership act. In such a case slab rate is applicable and there is a less amount of 5% of stamp duty is actually to be paid, which is a government revenue.
