Rs 40000 paid to the sub-registrar to register a property at BTM in year 2005. Whats the price now?

I purchased a house (30x40) constructed 18 squares total in the year 2005. The papers were perfect, I paid almost 90% in white money, the previous owner wanted 10 % in black as he claimed to pay incometax from the 90%. I went to register the property through a lawyer, who said it is normal to pay the sub-registrar without which things don't happen. I went along with him to the jayanagar sub-registrar office, paid the amount (rs 40k) to the sub-registrar's agent in his presence who took the money out of the office as soon as i paid it. The subregistrar did not even touch it, but instructed me to pay his pimp. The house was registered in my name in a matter of 15 minutes. Our laywer also paid Rs 100-200 to every clerk seated outside the subregistrar's office. I wonder what the price is now for the subregistrar? *******
