I had brought 7 acres of land and for registration and subsequently for getting the "Patta" I totally paid ransom or bribe totaling 150000. The problem is that once an amount is not paid the file simply does not move or the concerned officer is busy with other work. Then there is the constant fear that some vital paper will go missing. Later I learnt that because went the legal way I had to spend so much. Had I struck a deal with someone in the Tehsil office I would have had to pay 20000-30000. But in such cases they will put seal on any land record without verification, etc. and nobody for sure can say when a legal battle will crop up.
